Month start
The monthly run
The accountant previews the month's bills for every unit with the exceptions first: escalations, new and ending leases, vacant units, missing readings. One confirm issues them all, and a second confirm adds nothing.
Live demo Construction, Property & Field Services
Built around a management firm in Lahore looking after a plaza, a block of flats and standalone houses for 34 landlords. The monthly run bills every unit in one confirm, a receipt pays the landlord's rent before the firm's charges, deposits are held apart from income, each landlord's statement charges the fee on rent collected, and what the firm holds for others is checked against the client bank. Shown in our property manager demo.
A working day
Month start
The accountant previews the month's bills for every unit with the exceptions first: escalations, new and ending leases, vacant units, missing readings. One confirm issues them all, and a second confirm adds nothing.
At the counter
A tenant pays, and the receipt clears the oldest bill first, the landlord's rent before the firm's charges, showing exactly who gets what. A company tenant can pay net of the tax it withholds, with its certificate number.
After the due date
A reminder falls due a day after the due date and a second after ten days, sent by a person on WhatsApp or by letter; from 30 days a legal-notice draft waits for the owner. There is no late fee or interest.
A leak in a flat
Every job has exactly one payer: the building, the landlord or the tenant. Above the landlord's limit the estimate waits for the landlord's answer, which the office records; an emergency clause lets work start with a reason.
The 10th
Each landlord's statement charges the firm's fee on rent collected, sets off approved jobs and vacant-unit maintenance, and is paid by bank from the client account, with the firm's fees moved to its own account.
A tenant leaves
The move-out deducts unpaid rent, damage with evidence and a hold for the final utility bills; normal wear and tear is never a deduction. The rest is refunded from the client bank.
What goes wrong today
Money held at move-in is at risk of being treated as the firm's own income long before a resident actually moves out.
The monthly rent and service-charge run is recreated by hand each cycle instead of being built from the unit register in one run.
A leak or a lift fault is reported and then loses track between the complaint and the vendor actually fixing it.
Which units are vacant, rented or owner-occupied isn't visible without checking a file.
What it does
Parts marked Coming soon are on the way; founding shops get them first, at no extra charge.
Shown in our property manager demo: every unit as a tile with its status, tenant, rent, lease end and arrears, filtered by building, status or type. Opening a unit's file shows its lease, landlord terms, deposit and history, and each opening is logged.
Shown in our demo: rent with the lease's yearly escalation, maintenance, generator power at the month's rate and approved job charges on one bill per unit, with a vacant unit's maintenance charged to its owner. The tax on the firm's charges is marked To verify.
Shown in our demo: a receipt clears the oldest bill first, the landlord's rent before the firm's charges, and prints in English and Urdu. A company tenant can pay net of income tax withheld with its certificate number, and the landlord gets the certificate; the rates are To verify.
Shown in our demo: a register of post-dated cheques taken at signing, deposit slips to the client account, and a bounce that reverses the receipt and puts the tenant on hold.
Shown in our demo: reminders after the due date, a legal-notice draft from 30 days that the owner approves, the hand-off to the lawyer recorded, and an arrangement that pauses the ladder. There is no late fee or interest.
Shown in our demo: new leases and renewals with their own due day, escalation and deposit, notices from either side, an enquiry and viewing pipeline, and a lease summary printed in English and Urdu. It prints a summary, not the agreement itself.
Shown in our demo: each lease sets whether the firm or the landlord holds the deposit, and the deposits the firm holds sit in their own account, counted in the client-money check. The move-in checklist warns but never blocks.
Shown in our demo: itemised deductions for unpaid rent, charges, damage with evidence and a utility hold, wear and tear refused as a deduction, the refund paid from the client bank, and the hold released against the final bills.
Shown in our demo: each landlord's fee, letting fee, approval limit, emergency clause, deposit holder and payout cycle. A change to a mandate is dated, needs a reason and the owner's PIN, and keeps the old version.
Shown in our demo: the fee charged on rent collected, never on rent billed, with approved jobs and vacant-unit maintenance set off; a second run for the same month writes nothing. Payouts go by bank from the client account, and the firm's fees move to its own account.
Shown in our demo: one payer per job, staff or vendor assigned, spares at cost, the vendor's bill tied to the job, and a landlord's approval above the limit. Technicians work from a phone job board that shows no money.
Shown in our demo: one walk reads every sub-meter, the month's rate comes from diesel and service cost, and the recovery is shown; a markup needs the owner's override and a reason.
Shown in our demo: overdue registrations, missing certificates and tenants on hold, and a tenancy file per lease to export. The references are typed in; nothing is filed with the registrar or the police.
A bill, a statement or an escalation notice opens WhatsApp with the message written out, in English or Urdu; a person presses Send. The app itself sends nothing.
Planned: a page for tenants and one for landlords, and bank or Kuickpay collection files. Today the office does the collecting and the sending.
The accounts already post each pay period as one balanced entry; staff payroll with payslips is shown in the demo and still being built in the product.
