Real-estate software that computes a commission split itself

For a brokerage matching buyers, sellers and tenants: one pipeline for every lead, a status board for current listings, and a commission split between office, agent and co-broker that computes on its own.

A working day

A day in a real estate agency

Morning

Leads land in one pipeline

A portal enquiry, a WhatsApp message and a walk-in all land in the same lead pipeline, whichever channel they came from.

Through the day

An agent works their own leads

An agent sees only their own leads and deals, not the whole office's pipeline, and logs a site visit as it happens.

On a match

A property is matched from current listings

A buyer or tenant's requirement is matched against what's currently available, not sold or under negotiation.

On a close

A deal moves to booked

A booking or token amount is recorded as the deal moves to booked, held as the client's money until the deal completes.

On completion

Commission splits itself

The office, the agent and any co-broker's share of the commission computes on its own once a deal closes.

What goes wrong today

The problems it takes away

A commission argument at month end

Office, agent and co-broker shares are worked out from memory once a deal closes, instead of computing themselves.

A lead that goes nowhere

A portal enquiry or a WhatsApp lead sits unassigned, with no one owning it until it's cold.

Token money booked as income

Money held on a client's behalf at booking is at risk of being treated as the office's own income before the deal is confirmed.

Commission collected long after the deal

Commission is often only paid at registration, weeks or months after the deal closes, making it easy to lose track of who's still owed what.

What it does

Everything a real estate agency runs on

Parts marked Coming soon are on the way; founding shops get them first, at no extra charge.

One lead pipeline, every channel

Coming soon

Planned: a portal enquiry, a WhatsApp message and a walk-in are meant to land in one pipeline, whichever channel they came from.

A listings board, not owned stock

Coming soon

Planned: current listings show as a status board, available, under negotiation, booked or sold, rather than a stock count.

Commission split, computed on close

Coming soon

Planned: the office, agent and any co-broker's share of a commission computes itself on a closed deal, using the same commission engine planned for salons, agents and salesmen.

Token money held, not spent

Coming soon

Planned: booking or token money received on a client's behalf posts as a liability, not revenue, until the deal is confirmed.

Commission receivable, aged properly

Available

A commission that isn't paid until registration still shows on a running balance and an ageing view, the same engine as any khata.

An agent sees only their own pipeline

Coming soon

Planned: role-based access keeps an agent to their own leads and deals, not the whole office's commission.

A lead follow-up on WhatsApp

Live demo

A site-visit reminder or a listing match pre-fills a WhatsApp message to the lead; a person still presses send.

Who uses it

Front-desk / CRM admin

logs incoming leads from every channel and assigns them to an agent, without closing or commission rights.

Straight answers

Real estate agencies ask

Does the commission split between office, agent and co-broker compute itself?

Planned. It's designed as one shared commission engine; today a split still has to be worked out by hand.

Is booking or token money kept separate from the office's own income?

That's the design intent, planned as a liability until a deal is confirmed. It isn't built yet.

Can an agent see the whole office's pipeline?

No, by design: an agent is meant to see only their own leads and deals, not office-wide commission.

How is commission that's only paid at registration tracked in the meantime?

On a running balance and ageing view, the same engine used for any customer's khata, so a long-paid commission doesn't just disappear from view.

Is there a formal requirement to hold token money in a separate trust account?

We haven't confirmed a uniform rule either way; today this is treated as good practice to build for, not a compliance rule we can certify.
